Abstract
This article describes the deterioration and conservation of the terra cotta cornice on the Land Title Building in Philadelphia designed in 1897. The original design of the projecting cornice was still intact, but some elements were missing and deteriorated areas needed to be stabilized. Problems included spalling, glaze crazing, cracking and open mortar joints. Much of the damage was caused by water infiltration through the roof which also caused corrosion on the steel anchors. Mechanical anchors extending through the roof were used to stabilize the terra cotta units with cracked internal webs or in precarious situations. A new roof and drainage system was built. Mortar joints were repointed and cracks were filled with epoxy. Spalls and crazed areas were coated with polyester polyurethane paint.
